Josh Adamek, founder of AVID (Adamek Ventures Investment & Development), AVID Management Group, and AVID Capital Partners, has been investing in Pittsburgh real estate since 2001. With more than two decades of experience, he has successfully completed a wide range of real estate projects, including land development, ground-up construction, and full-scale renovations of homes more than 100 years old.
Between 2010 and 2017, Adamek led several highly successful development projects throughout the Pittsburgh area, helping raise the benchmark for new home sales in their respective markets. These projects were funded through private debt partnerships, providing investors with above-average returns secured by real estate assets.
Recognizing potential upcoming changes in market conditions, Adamek shifted his focus in 2017–2018 away from speculative development projects and toward more stable, income-producing investments. He anticipated that market shifts would reduce the profitability of speculative ventures and sought a strategy centered on long-term security and consistent performance.
As a result, he began offering private equity partnerships designed to build portfolios of single-family rental homes in middle-class neighborhoods throughout the Pittsburgh market. The underlying vision was simple: regardless of broader economic conditions, there will always be demand for quality rental housing in the $1,200–$1,500 per month range.
This focus on safety, security, and dependable cash flow resonated strongly with investors, enabling AVID Capital Partners to rapidly grow its portfolio to more than 100 homes. Over the following years, Adamek and the AVID team continued to expand, completing transactions involving several hundred homes.
Since 2018, AVID Capital Partners has not missed a single scheduled investor distribution. Even during the COVID-19 shutdowns, the company maintained—and in many cases exceeded—projected distributions to investors.
Today, AVID Capital Partners remains focused on three core principles: safety, security, and capital preservation. The company invests in what it considers the safest segment of the housing market, often referred to as the “forgotten middle.” Through its equity partnership model, investors receive the benefits of real estate ownership while AVID manages the day-to-day operations.
